Selling your home is both exciting and stressful. Exciting from the standpoint of the opportunity to change your location, lifestyle or even living situation in the case of marriage or other living arrangements. Stressful from the standpoint of the unknown of moving to a new state, city or neighborhood. Also trying to find a new house that fits the exact needs of your family. But one of the most overlooked stress points of selling your house is getting yourself and your house ready and visually prepared to be sold to it's next owner. So here are 5 tips you can use to help your quest to sell your home

1. Make a decision to impress your real estate agent just as much as you want to impress your next potential buyer. If you get them excited about selling your property by showing it has great potential, then they will put more effort into showing it to potential homebuyers. This also has a positive effect because it allows the real estate agent to negotiate a higher price due to the great advantages you home has.

2. Turn your house into a clutter free zone. Put all of your little knick-knacks and goodies into boxes and either put them in storage, in the garage or in a single room of the house. This gives your house a roomy feel and makes it seem more spacious to those viewing it for the first time.

3. White is right. Paint each and every wall in your house white. White gives your rooms the appearance of being larger. White also displays a cleaner and more airy atmosphere. Finally, it allows visitors a chance to imagine how the home will look with their designs and paint scheme.

4. First impressions count. Depending on what season it is, make sure your house is manicured from the outside. If its summer, make sure your grass is neatly mowed, trimmed and have bushes trimmed. If its winter and there is snow on the ground, make sure to have your walkways clear with no ice and the drive way shoveled.

5. Make any necessary renovations. Most real estate agents will tell you that houses are sold with the kitchen and the bathrooms. If your kitchen or bathroom needs a physical touch up, it could land you a financial surprise that far outweighs the cost. It would probably be best to consult your real estate agent before signing any contracts for work to begin to make sure it is profitable.
