5 Tips for Writing an Effective Real Estate Marketing Flyer

A real estate marketing flyer may be one of the most inexpensive, most effective selling tools available to agents today. They can be used to convey the necessary information to a broad range of potential buyers, and the flyer can be in either printed or electronic form (if you have email addresses for your intended audience. Another option is to use the flyer as a marketing tool on your website). In order to create an effective real estate marketing flyer, here are a few tips.

Tip 1: Make it short and sweet. The marketing flyer should be a snapshot of your full listing. You shouldn't go into too many specific details or overcrowd the flyer with pictures (however, some pictures should be included-see tip #3 for more information). Furthermore, your flyer should not take up more than one page (8 1/12 x 11 sheet or smaller). This will make the flyer easier to distribute and more desirable for potential buyers to read.

Tip 2: Include pertinent information on the flyer. The basic details about the home such as the heated square footage, number of bedrooms and bathrooms, age of the home, and contact information for the listing agent (at a minimum) should be included on the flyer. Any "special" features that are unique to the property and would be desired by potential buyers should also be included. Also, please make sure the information presented is accurate and representative of the property you are actually selling.

Tip 3: Include at least a few photos on the flyer. As the old saying goes, "a picture is worth a thousand words." Add a few photos (at least an outside shot of the home) to enhance the flyer and provide prospective buyers with a visual of the property.

Tip 4: End the flyer with an "action item" for buyers. Tell buyers what you want them to do as a result of reading the information on your flyer. For example, ask them to "schedule a showing" or "contact you for more information" or even "make an offer on this wonderful property today." Stating the desired action in the flyer may be just the extra push some buyers need to pick up phone.

Tip 5: Try a few different styles to present your information. For instance, create three styles of marketing flyers. The same information may be on each, but the different was in which they are presented may capture different buyers.
