5 Ways to Sell Your House Fast!

During this slow real estate market, homes are sitting stagnant on the market with no relief in sight. Many people need to sell their home due to job transfers or relocation and can't afford to wait for the market to warm up. While before you may have left everything to your realtor, now sellers are taking the selling of their homes into their own hands. No one wants to sell your house more than you do! Here are 5 tips to give you and your property the edge to hopefully sell your home faster!

Stay on top of your Realtor. When most people hire a realtor, they feel they are leaving the job to the professional. While it's true a realtor won't get paid unless they sell your house, most realtors have dozens (if not hundreds) of clients, and aren't always as focused on your home as you are. Your financial pressures may form more of a pressing need than your realtor understands. Make sure you convey all of your issues and ideas to your realtor and stay on top of them until the task is done.

Create a great listing! When your realtor creates the listing for the MLS, they have a few moments to grab the attention of prospective buyers. Make sure they take plenty of good quality pictures that accurately reflect the feel and style of your home. Promote the good aspects- if you have a great yard or a kitchen with a lot of cabinets, make sure those are being portrayed in a pleasing light. Ask if your realtor has a home tour on their website, which will allow interested buyers to take a virtual tour of your home.

Use plenty of signs. The most important sign is the one in front of your home so make sure your realtor provides you with one. You want a sturdy sign that will stand up in your yard even in inclimate weather; otherwise how will people driving by know that your house is for sale? If your home is not on the main street, make sure there are plenty of signs pointing the way. The more interest you receive from people driving by, the better.

Create an eye catching flyer. If you have a box of flyers in your yard (usually near your sign), any prospective buyer that is driving by can now stop and instantly receive more information about your property. Obviously your property interested them enough to stop, so make the information they are looking for easily accessible. You want your flyer to instantly grab their attention! Make sure your pictures are in color, and use those fantastic pictures you worked so hard on earlier for your listing.

Have Open Houses! A realtor once told me that open houses were a waste of time because "no one comes other than the nosy neighbors." While this may be true in some cases, even your neighbors have friends or coworkers who might be interested in moving to a nice neighborhood. The more people you have in your home to see how great of a buy it really is, the more opportunity you have that someone somewhere is going to be interested. Stay on top of your realtor to keep your property open, especially if you can plan around neighborhood activities like a community yard sale.

Hopefully these simple steps will help you create a nice buzz around your property. While they can't guarantee a sale, every little step will help get you toward your ultimate goal of receiving a signed contract on your home!
