Realtor.com is the first site one should visit on the Internet when searching for a new home. It is a comprehensive real estate site filled with useful tools and a multitude of listings updated regularly. It gives you MLS numbers, which is how your realtor locates properties so there is no need to input any of your personal information. Some homes are displayed with photos or virtual tours, which helps give you a better idea of whether or not you actually want to even look at a property. Realtor.com also has several other useful tools for home buyers, they have finance calculators that help calculate what your payment on a certain property would be and they also have a calculator that helps determine what you can realistically afford. In addition to that, they have a section that helps you determine what type of loan suits you best and can help you compare current market rates. There really isn't another site that is better than Realtor.com if you are looking to buy a resale home.
FSBO.com is a a site that list homes that are for sale by owner and is another site that is worth taking a look at. They have far less listings per area, but these aren't listings that you would otherwise see if relying solely on your realtor. There is also Forsalebyowner.com and Byowner.com both of these sites are great as well. All the for sale by owner sites have ample tools and information to aid you in the purchase of a sale by owner home.
Looking locally with all the major and minor real estate companies is always useful as well. Just a few that you can use are Remax.com, Coldwellbanker.com, Prufoxroach.com, Century21.com and Weichert.com. In addition, you can look up web-sites for smaller local realtors by doing a google search. Looking at smaller agents listings can be extremely beneficial, because often they do not have the resources to market their properties like the major firms do and some of their listings may not be available to you elsewhere.
Checking out these sites can expand your options and give you a little more control over what your looking at. Doing your own market research is also important, because it keeps you in a price range you can live with. If you are educated, aware and up to date it makes it easy to protect your interest and get what you looking for. At the end of the day, the only person looking out for your best interest is you.

Post a CommentWell, it's not as up to date as the MLS, but for a consumer looking on it's own it can helpful. I found my house and my sister's house on there. Of course I did contact my realtor with the listing info, but he hadn't pulled it up when he did the MLS search so Had I not gone on there I may have never seen this property.
I have to disagree on only one part here: Realtor.com is seriously out of date most of the time. I know this because I am a member (a Realtor, that is) and for some reason Realtor.com is often DAYS behind in everything: New listings, changes in terms (price, etc) and when properties are no longer available. My personal website (sponsored through the Realtor association) is updated every 2 hours. Why the difference? I have no idea but I really wish they would change Realtor.com UGGH. Great article, though!
