If you are looking for a starter home or a home that is under the average market price, you may want to consider a home in the Arlington Heights Subdivision off Caulks Hill Road. Arlington Heights is an older subdivision with predominantly ranch-style homes in the middle- to lower-income family range. Most homes have three bedrooms, two baths and one- or two-car garages. The biggest selling points of this community are the location, price and school district.

The community is between Eagles Ridge and the Bluffs, both of which are newer more modern communities. The entrance to the community is about half way down Caulks Hill Road South of Harvester, which is just off of Highway 94 at the Shop and Save Plaza. The subdivision provides convenient access to shopping, Highway 94, and relatively close to 364, the Page Extension.

With just under 300 homes the community is relatively large, but does not have a huge amount of turnover. This is the type of subdivision where you will find multiple rental homes, rent to own, or homes for sale by owner. Most homes will sell in the lower range (between $120K and $150K in January of 2010). For many families that struggle to pay their mortgages, this price range offers an average size home at a much lower cost, providing the opportunity for lower income families to live in St. Charles in a good community with a good school district.

The Francis Howell School District is one of the best school districts in the greater St. Louis area. You can live anywhere in St. Charles, St. Peters, or O'Fallon and be assured your child will receive a pretty good education in a safe environment. The boundaries are subject to change, but currently the guide shows Arlington Heights students would attend Castlio Elementary, Barnwell Middle, or Francis Howell North High School depending on your child's age.

Like any subdivision, there are also some detractors or downfalls to the community. The biggest is the eyesore of the apartments located at the entrance to the subdivision. Caulks Hill Road also has several businesses located on the busy road which is growing as older residential properties are converted to commercial properties. When driving into the St. Charles area, Highway 94 and Harvester is your main access and there is also major reconstruction of the Highway, which will be ongoing and could present some traffic issues when accessing Harvester and Caulks Hill Road. The good thing is that there are several places to access Caulks Hill if you really want to avoid the construction area, it wouldn't be too difficult, just a bit inconvenient.
