Bathroom Home Improvements that Add Value to Your Home

Your home's value is affected by the market and by the condition of your home. Improve the condition of your home and it's value rises. Taking care of your house keeps the home value within fair market value range. If you are trying to sell your home, one of the main rooms that will add or subtract value from your home and one of the rooms everyone notices is the bathroom.

You can easily make your home look like a mansion by upgrading your bathroom or your kitchen. Upgrading your bathroom also adds value to your home if you are refinancing it. You do not want to pay more to fix your bathroom than what it will add to the value of the home. Consult a real estate professional about the true value a renovation will add to the sale amount before any improvements are done if you are trying to sell the home. If you cannot get your money back from the renovations, do not waste your money or your time with a bathroom home improvement.

Here are a few suggestions for bathroom upgrades or improvements that add value to your home:

Caulking - One of the first areas in the bathroom I notice is the caulking. If caulking is dirty or cracked it will need to be fixed before I am happy using that bathroom. Putting fresh caulk down is inexpensive and easy. It is one of the best improvements to do to a bathroom.

Fresh Paint - Some paint can cost more than new fixtures. If you are selling your house you want to use an inexpensive paint. The fresh paint only needs to look good long enough to sale the house.

Cleaning - The easiest and most inexpensive way to upgrade or improve your bathroom, has to be to clean it. You do not want to give it your regular weekly cleaning, it will need to be scrubbed spotless. All the cracks and crevices in the bathroom will need to be clean.

New Fixtures - Your bathroom may look like it is out of the fifties if you have old fixtures on your cabinet and tub or shower. The easiest way to give a bathroom an upgrade or facelift is to change out the fixtures. Fixtures do not have to be expensive to make the bathroom look new.

New Cabinets - Cabinets for your bathroom can easily cost over $70. Before spending money on new cabinets, try sprucing the old cabinet up. Will putting a new cabinet in your home really sale your home? Will it add enough money to the value of your home that you will be justified in buying a cabinet? Usually the answer to both of these questions is no, but if it is the only way to improve the look of the cabinet it may be worth replacing the cabinets.

New Toilet - Even the cheapest of toilets cost over $50, but if there is a major problem with your toilet replacing it would be the best bathroom home improvement you can do. A new toilet improves the look of your bathroom and more importantly depending on the age of your old toilet a new toilet will use less water. Think of the money you can save on your water and sewage bill!

If your toilet is leaking water or is cracked or broken, and you are trying to sell your home a new toilet will certainly add value to your home. If you are living in your house and are trying to add value replacing a broken toilet makes your house more valuable and the bathroom more usable.

Mirrors - Mirrors are also a great way to add value to a home. Mirrors make rooms look bigger and add lighting to a room. Brighter rooms sell houses. Mirrors also help the bathroom look cleaner with their brightness.

Tile - Tiling a bathroom is an expensive and time consuming job. It is almost never a good idea to re-tile a bathroom. If you think the tile looks old and is pulling the value of your home down, you may want to give the tile a facelift by painting it. You can paint the tile and your bathroom will look fresh and clean to add value to your home.

When choosing how to improve or upgrade your bathroom for a sell or increase value, choose your options wisely. Just remember that you do not want to spend more than what you are going to get back for your trouble and effort.
