If you're looking for another source of income or even a possible career, then getting your real estate license could be the right opportunity for you. Any person who provides real estate services that are written in your state's law must hold a real estate license.
Qualifications (For most states)
1. Must be over 18 years of age.
2. Not convicted of a felony.
3. Be a United States Citizen.
4. Pass the current state's license examination.
5. Have a sponsoring broker prior to obtaining a license.
45-hour course
Just one 45 hour pre-licensing course covers the necessary instructions guiding you and preparing you for the state's updated examination.
State Examination
Most states have a walk-in examination available to anyone interested in taking it before or after the 45 hour qualifying course. Obviously, it would benefit anyone to take the qualifying course so that you know most of the important material. Photo Identification and a number two pencil is required for the exam. Also, a check or money order to pay for the exam fee is necessary. If you pass, your license is good for two years. Then, you will need to take continuing education of about 22 hours to be up to date on any changes.
Salesperson license application
The salesperson's application needs to be signed by the broker who will supervise and be responsible for your actions at his or her office. You will be considered an independent contractor though.
Fees
There will be many different fees that need to be paid throughout the year to keep your license active. These must be paid whether you make $1 million or zero. They add up to around $1,000-plus and usually are due throughout the year.
Competition
Some offices have 40 or more real estate agents associated with it. That makes it difficult and eats away some of your potential customers. You have to be very patient and work many hours or even months without even earning a penny. Once you get a few satisfied customers though, then word of mouth and some marketing could bring you consistent business.
