When most people make plans to sell their home, they make repairs, check market values and comparable home sales in their area. What many don't take into consideration is the best time of year to sell their house. Not all seasons are equal when it comes to buying and selling property. Springtime is an excellent time to put your house on the market, the housing market isn't packed with competition yet and buyers are eager to start looking at properties as the weather warms. February through May is tax refund time for most people. And many potential home buyers plan on using this money to help pay for down payments or closing costs on a home. Spring is also the time of year that families with children will begin their search for a new home because the school year will be ending soon.

The summer months are busy home buying and selling months. Most people who made preparations during the spring now have their houses on the market and potential buyers have an abundance of houses to choose from. You will have more competition, but summer is also the biggest moving time of the year and people will be buying and hoping to close on their new homes before fall. Summer is also the best time of year to showcase any landscaping you've done to improve the appeal of your home to buyers. How the house looks on the outside is what makes people call the real estate number on that little sign in the yard.

During the fall season, the housing market tends to slow down. This is when many sellers start to panic some if their home has been on the market for several months with no bids to speak of. It can hurt the scalability of your property if a comparable home in your neighborhood has its price reduced in hopes of attracting a buyer before the year is out. Most families have already found a new home and are moved in by this time of year. Other buyers may put off buying altogether that year and opt to wait for next spring or summer.

In my opinion, winter is the worst time for selling a property, and many real estate investors will tell you that this is when they find great bargains on homes. If you live in a northern climate, you have to think about heating costs. If the house is inhabited, this is not a problem. If the home is vacant, most real estate agents will tell you that keeping the house warm and inviting is vital if you plan to show it during the winter. The heating bills can get costly. Winter is also the time of year when curbside appeal is at its lowest.

Homes will be bought and sold anytime of year. But choosing the right season will greatly improve your chances of selling a home quickly.

    I absolutely agree. With the current market, what's best for the buyer financially is the way to go. Sometimes that means not waiting for an 'optimal' season to sell.

    Generally true I am sure - however, in the current depressed (and depressing) housing market - the best time to sell is as soon as you get an offer you can live with. Things are not apt to get much better quickly and waiting for a more favorable season this year might actually cost a seller quite a lot as values continue to plummet. If we ever get a 'normal' year again, I would agree with everything you have said!
