Recently, I witnessed a man wearing a "Buy My House" sandwich board walk up and down the street passing out flyers. Living in California, I'm used to seeing people wearing unusual garb but this was the first time I had seen a walking billboard selling real estate.

The "Buy My House" board was covered with photos of his home. As a real estate investor, I couldn't resist engaging him in conversation and reviewing his brochure. I'll give the guy credit. His approach to selling his home is one of the most unique real estate marketing techniques I have ever seen.

Not long ago, a friend of mine boarded a chartered bus and traveled with a group of real estate investors to Las Vegas, Nevada. This wasn't a typical gambling trip. Instead, investors were hoping to land the deal of the century on foreclosure and short sale homes.

According to my friend, the bus pulled into a cul de sac where homeowners paraded around carrying buy my house picket signs. He said it was the most surreal experience of his life. Homeowners were grabbing investors; practically dragging them into their home for a tour. Children setup lemonade stands and offered freshly baked cookies.

People are desperate to sell their homes and are going to great lengths to find a buyer. A recent newspaper article discussed how homeowners are offering tickets to concerts and sporting events, while others are selling their house complete with furnishings. A few desperate homeowners have gone so far as to offer their pets as part of the house buying deal.

Many sellers are willing to sell their house below market value to obtain financial relief. Some have received short sale approval and need to sell their house quickly to avoid foreclosure. Others need to sell due to employment transfer or aging parents who require care.

It is no secret millions of homeowners are struggling to find buyers for their house. Between the massive influx of foreclosures, escalating unemployment, and the current credit crisis there are more sellers than buyers.

Nearly every homeowner is painfully aware of the competitive nature of the real estate market. One of the best kept secrets for selling a house fast is to locate private real estate investors or investment groups.

Nearly every metropolitan city has investor networks which can be found via the Internet or through real estate agents or brokers. Many investors buy houses for cash; eliminating the need for a realtor. Experts recommend hiring a real estate attorney to ensure documents are legally binding and title transfers properly executed.

There is no need to wear a buy my house sandwich board or carry picket signs to sell your house. Instead, seek out professional real estate investors and leave the drastic marketing tactics to your neighbors.
