Using Real Estate Notes to Build an Investment Business
Several reasons exist to sell real estate note, but the most prevalent stems from sellers needing cash. Note holders can elect to sell all or part of real estate contracts such as seller carry back mortgages and promissory notes.
When any type of real estate is sold a new real estate note is created to document the transaction and assign buyer rights. The type of note used depends upon the type of property. Mortgage notes are used with residential and commercial real estate. Land contracts are used to secure raw land. Real estate contracts are used when sellers carry all or a portion of financing.
Individuals holding seller carry back trust deeds can sell the note in whole or part. Real estate investors often sell partial seller carry back contracts to obtain funds to purchase additional investment property. Individuals often choose to sell seller carry back notes to be released from the property deed and cash-out the sale.
Real estate notes are frequently used with real estate stock purchases. A common practice amongst investors is to partner with others when investing in major properties such as commercial real estate or large parcels of undeveloped land. Stock is purchased and funds are transferred to a real estate investment trust. REITs are companies that own and manage multiple investment properties.
Caution should be used when buying or selling real estate notes. Selling notes offers the opportunity to quickly raise cash, but is not without risk. Funding sources do not pay full face value for cash flow notes. Additionally, sellers may need to obtain a real estate appraisal or pay title transfer fees. Sellers generally earn between 50- and 75-percent of property value when selling real estate notes.
Investors who buy cash flow notes must be knowledgeable about the many facets of real estate. Those who buy and sell notes should be versed in state and federal real estate laws, tenant rights, property management, and finance options as well as real estate marketing and business management.
The Internet can be a good source for locating real estate information. Participating in real estate clubs or online networking groups can help investors connect with realtors, mortgage brokers, inspectors, appraisers, real estate lawyers, and other investors.
Many investors obtain note holder leads through Experian; more commonly known as one of the three major credit reporting bureaus. Investors can tap into Experian's database of private lenders and seller carry back note holders to generate solid leads and earn a good return on investments.
Buying and selling real estate notes can be a profitable niche. Those who take time to learn the trade can develop a strong portfolio of profit-generating properties. Newbie investors often find buying and selling real estate notes is easier than attempting to rehab and sell bank owned foreclosures or locate suitable tenants for rental homes.
