Buying Your First Home: Preparing for the Search

Making your first home purchase can be an overwhelming and frustrating thing. There's a lot to think about and decide on before you even begin to look. But knowing upfront what you want will make things smoother.

Housing needs. How much house do you want or afford? This will be the biggest factor in house hunting. When you know what you want and can afford, it will dictate what areas you can look in.

New town. Do you want to continue living where you are or move to a new town altogether? Once you know this, you can shop around. Sometimes buying a house can be an opportunity to move to a bigger or smaller town.

Distance from work. Do you want to commute? This is a major consideration when thinking of purchasing a home. A world of different home markets are open to those who don't mind having to commute. It gives you a much larger area to look in.

Schools. Do you have children? Or will you have children in the future? School systems are definitely something to think about. You want a school system that you're comfortable with and that will meet your requirements.

Community. Do you want a hometown feeling? Decide what kind of community you want to live in. Large or small? Find the right place for you. When you think you've found it, go drive around and hang out, get a feel for the area so you know this is where you want to live. Do you want a community where everyone waves and smile? Or would you prefer to just not be noticed?

Shopping. Is close shopping a factor? This is another important factor in choosing an area to buy in. If you don't want to drive and hour to the grocery store, then you need to take that into account. Just a small factor, but still important to know and think about.

Wildlife. Do you want a place where deer walk thru your yard every morning? That can be a factor in where you live. Some people enjoy having wildlife frolicking around their backyards. Or do you want to stay clear of anything wild? This will also be a major factor in finding an area to live in.

Write it down. Having all of this information written out makes it easier for you to explain to your realtor what you want. Your realtor can then show you homes that meet your specifics.

You're not just looking for a house. You're looking for a home in a community you can enjoy and be a part of. Moving into a town you hate can be oppressive and uncomfortable. You want to love where you are. Just thinking about these things and deciding before you look can help you figure out where your search will begin. It can make your life easier.
