If you are buying land for investment purposes, then you should look for lands with the best resell or rent prices. In this case, you should look for the lands with the cheapest price but that are sure to be sold at higher prices. You can either buy it and sell it quickly, or you may buy it and wait for a couple of months or years before reselling. In that period, you may either rent the houses out for tenants or simply let it lie idle. Of course, renting it out is a wiser option as it brings in more income for you. If you opt to do renting out, you might want to repair all the houses and refurnish them for a better resell pricing and to attract tenants.
The location of your land is important for many reasons. If you buy cheap land that is at the countryside or somewhere remote, then you cannot expect to resell it at sky-high prices as there are no amenities for homes. Thus you must either sell it at a small profit or worse, at a loss. Therefore, you must be careful when you are selecting your land. You must bear in mind that hunting for premium land at less-than-premium prices is a tough job and you must be patient. However, usually after a long wait you might be able to find a seller who is desperate to sell his land, and then you can have your land for cheap prices. He could be wanting to get rid of the land for reasons such as divorce, breakup, job transferring, or if he needed cash really badly.
The bottom line is, if the seller is in a hurry, then you will be able to get your land for a good deal. Even so, if you do not have good negotiation skills, then you might want to consider engaging a broker to help you in this. You will need to pay him a small sum, but it is well worth your while.
