Carleton Sheets No Down Payment Real Estate Program Review

Hi, I'm a carpenter by trade and ran a home improvement company at one time. I thought with my skills and knowledge it would be profitable for me to invest in rental property. So I really became interested in this opportunity. Well one magical night I saw Carleton Sheet's infomercial for his no money down real estate program. I was making great money just didn't have the extra lump for a hefty down payment. This was just what I needed. For just $9.95 I can order the course open it, study it, and use it for 30 days. If then I'm not satisfied just call for a return authorization # and send it back paying no more. If you decide to keep it, can you believe it, just three easy payments of $60. Or was it four? Anyway $0.99 is too much for this course.

I was like a kid at Christmas when the box arrived. It was a big printed box with the three course boxes inside. Step 1, 2, and 3 boxes. Boy were they nice big shining gloss black boxes with gold and bronze lettering, really expensive looking. I really got a deal. No wait, they are really expensive. The Step 1 box includes a 30 minute dvd "Quick Start" where he reviews the contents and shares some insights on how to get started. He tells you what's in the boxes and his insight is, open the boxes and start studying. Then a 3 hour dvd "Course Overview" where he will walk you through the course step by step and let some other students give testimonials of how rich they have become. I did not even receive this dvd my Step 1 box had two of the "Quick Start" dvd's instead. Then there is the "Chapter Checklist Book", every chapter of all 3 books listed step by step. "You will use it all the time", he says. It is just simply a Index, thats it. Each chapter and it's subtitles.

Now I know you can't wait, the Step 2 box. It contains 12 audio cd's of the program so you can listen to Carleton ramble aimlessly while your driving , or jogging, or relaxing by the stereo. Then the program is also in text broken into 3 books. Book 1, "Laying the Foundation for Success" where he will prepare you mentally for success and show you tools and resources that will help you. The mental preparation is a bunch of hype. The tools and resources he tells you about are Real Estate agents, the Internet, or when you see a "For Sale by Owner" sign in someones front yard. Are you serious Carleton? I would have never guessed I could find homes at those places. Book 2, "Becoming A Real Estate Investor" the actual process of real estate investing start to finish. Look at homes, find desperate sellers, and bargain with sellers and agents. Everything is negotiable. Commissions, price, closing cost, submit an offer, come to an agreement, get loan, and sign all the paperwork. Thats about as detailed as he gets. Would you mind telling us exactly how to perform these steps Carleton, not just telling us the steps? Book 3, "Expanding Your Investment Opportunities" builds on the material covered in book 1 and 2. Ah, here we go you rascal, now your gonna tell us. Not exactly, it's a very generic overview of the steps he suggested once again. With a few generic forms to keep track of your searches on marking which sellers are "desperate" and the asking price, size, location, etc. O.K. Carleton now I'm starting to worry, only one box left.

Step 3 box, finally the good stuff, it's got to be in here. Wrong, a nice cardboard slide chart with different amounts and percentages to guess what your house payment might be. A book of those generic blank forms I mentioned, so you can photocopy them and have plenty. Two "bonus" dvd's, you mean these are free Carleton? What a nice guy. "How to Skyrocket Your Profits", he tells you to buy distressed properties cheap and fix them up yourself and check into foreclosures. Again not how to perform these task, but just to do them. "How to Get Cash Back at Closing", basically tells you to argue with the sellers and their agent until one of them gives in. Because remember he taught us that everything is negotiable from the price to all the associated fees.

Thats the entire program folks. This program is a joke, to say the least. It teaches you nothing that everyone does not already know about buying a home. Even people who have never purchased a home know this stuff Carleton. Well just call and get the return authorization # before the first 30 days are up and send it back and pay no more. That sure sounded good Carleton if only it was a reality. Do a little research online and see just how many people like me couldn't get a authorization #, and are fighting him to get a refund now. I sure wish I would have read some reviews before I wasted my hard earned cash on this program. So hopefully if you were thinking about this program you have stumbled across this review. Do a little more research see I'm not the only one and save your hard earned money for a smarter investment. Have a great day, and good luck in your goals! Remember, you've been warned!
