I recently had a closing for my refinance on my home. I was referred to my mortgage broker through a friend and he told me they are exclusive with CCS Title and all of my title work and lien clearing (if I had any) would be through them.

For those that don't know -- a title company has someone (known as an abstractor) go out to the courthouse and do a search on a person by name and social security number. All the things they come up with (liens, judgments, divorce decrees, etc.) are then mailed or faxed to the title company. It is the title company's responsibility to type everything up and attempt to get liens/judgments cleared in the form of what is called a Title Commitment.

I showed up at my brokers office and he filled out my loan application. It took several days for approval from the lender but as soon as he got approval he said he would send of the request for title to CCS and that they take only 24-48 hours to have the search done and return title to him. I waited just about a month to hear from him, after he jerked me around a few times for this or that, to see if my loan had been approved. So of course, when he promised me up and down he'd have my search back in less than 48 hours I was less than excited.

He submitted the request for title on a Wednesday and our "title work" was back that Friday morning. I was impressed, but I was truly ready to get it over with and get my paperwork signed!

We scheduled my closing for the following Friday, one week later, and he gave me a card with their contact information on it. The day of my closing I was unable to get a hold of my loan officer. You would think they'd be ready and willing to answer your calls since they are taking your money (but that is another article all together). I remembered that he'd given me the card with CCS's information on it, so I called them up. The girl who answered the phone was so sweet and polite and had a real "souther charm" about her. She helped me out with directions and I easily found their office.

As I came into office I was greeted by a woman at the front desk with a "Hi there". It kind of made me chuckle because of her southern drawl and I knew it was the same woman who had given me directions. She offered me a soda or coffee, sat me in the waiting room and informed me that it wouldn't be too long before the closing agent came downstairs.

Their office is beautiful and very modern. There was so much purple and green throughout and they even had a fish tank built into the wall with huge, beautiful fish in it! It had me mesmerized for a few minutes. It was only a short time before the closing agent came downstairs. She greeted me and took me back to what they call the "Purple Room" (conference room) because it has purple chairs, purple lights and some art on the walls with purple in it. It was very unique.

The closing agent was very friendly and we laughed and joked a little bit before getting down business. She was very thorough in explaining everything I was signing to me. She went over all of the fees and explained every single thing to me. Theses women really know their stuff. As I was leaving the agent noticed my Coach purse and said "Oh I love your bag, we should go shopping sometime, you have my card, call me!". I don't exactly picture myself going shopping with my closing agent, but the women were very sweet.

I would recommend this company to anyone looking to close on their home in the future. They are a great group of women, not to mention they really know how to treat their customer's right. Their slogan is "CCS -- Where Customers meet care and Care meets Service" and boy do they live by it!
