Choosing a Realtor from a Seller's Prospective to Sell Your Home

It can be a nightmare if you need to sell your home quickly. Unless property sales are hot in your area, expect that it will take some time for your home to sell. In this buyer's market houses can stay on the market for more than a year, and even longer before sale. Set your price accordingly. There is also a possibility that your home will sell for less than you originally paid for it. Even though this is something that you don't want to have happen it may be that you will have to price your home on the low end, especially if you want to sell quickly.

You will need to consider the other homes for sale in the area and find the right selling price for your home. You really need to make some decisions and do a little research yourself before you schedule you're meeting with your real estate person.

You can start by using a site like zillow.com or realtor.com to find homes in your area that are for sale. Zillow will give you an estimate of your current home value. It can also show you what has sold in your area recently and the price that other properties have sold for. Your realtor will also give you this information, but it's a good idea to get a rough idea before you talk with them.

Sales prices are also a matter of public record. In many areas you will be able to find this information online on the website of your county government. Normally all you will have to do is type in the address of the property that you want the information on. Keep this in mind when you set your home price. Your buyer will be able to find how much you paid for your house just as easily.

Ask around to neighbors or friends to see if they know of a realtor that is experienced. Call some of the real estate offices in the area and set appointments with agents to talk about listing your home. They should come to your home prepared to give you information about the real estate market in your area. Interview them as if you were hiring them for a job. Interview several agents and choose one that is willing to work with you as a partner to get your home sold. Make sure that you can terminate your contract with them at any time if you are dissatisfied with their handling of your home. Find out how they intend to market your home. You will want them to take plenty of pictures to add to their listings in order to show case your home. You will also want to know how many internet sites they will be submitting your home to. How will they generate solid leads? How often will they be in touch to update you on their progress?

Today's real estate market in most areas has an abundance of homes for sale. Hopefully, if you find the right agent, price the home properly, and do your part by keeping the house ready to show, you will find a buyer in a short time. Good luck in the sale of your home.

    Very informative. We used the same realtor up north when we sold our homes, and she had them sold within 7 days after putting them on the market. You surely would find that more difficult these days though.
