The higher end home in Colorado Springs and surrounding areas are having the most trouble selling homes that are 250,000 and higher. This price range seems to be the most difficult. Being a military town surrounded by 4 bases the lower priced home inevitably get gobbled up but anything higher and they are staying on the market for a year or more. Homeowners that are trying to sell have ended up leasing or renting their places until they can sell the home. Home buyers have options galore due to the 60 % increase of homes on the market and they are taking advantage of this. The unfortunate thing is that there is such in increase of homes however the percentage of home being sold is down 14-18% depending on what real estate agency you contact.
The offers from home buyers have become ridiculous in regards to offering 20% less than asking price on higher end homes. Realtors have become strained in trying to find ways to getting buyers to purchase at asking price. They have started to ask sellers to throw in all appliances, deck furniture, lawnmower, weed eater, defroster/freezer in the garage, new paint purchased by homeowner and applied prior to moving in, home warranties, and even landscaping changed prior to sale date. The realtors hope is that giving the buyer a home that is almost move in ready will make them more apt to spending the money on the high end real estate in the area. However the home seller is than put in a bind by not having the cash to meet all these new and out of norm demands.
These new tactics have yet to change the market for the better within this area. There are still over 8,000 home listing within the Pikes Peak region. They are thinking that the new military influx that was supposed to move in 3-4 months ago should be moving in instead the next couple of months and this should assist in pushing the market into a better area for all home sellers. The belief through most realtors in the area is that 2008 will be better for the home seller than the current conditions.
