A "brownfield" is property that is considered as being idle, abandoned, or under-used, but where expansion or redevelopment has not occurred because of structural conditions-some real; others just perceived. The U. S. Environmental Protection Agency is responsible for defining what a "brownfield" is.
Part of the reason why a "brownfield" may not have undergone any type of redevelopment or expansion was because until recently, there were strict environmental laws in place that prevented this from happening. However, in Ferndale, it is now possible to have property assessed to see if it fits the definition of a "brownfield" and if any positive action such as redevelopment or expansion can take place.
