When it comes to selling your home there are a few things you should always make sure that you do before showing your home to any potential buyers.

1. Put your focus on the most important rooms. (i.e. Kitchen, Bathrooms & Living Room)

2. Repair any damage to walls, floors and ceilings. (i.e. holes/cracks)

3. Remove all your clutter from each room and make sure the rooms are clean at all times. (i.e. If you have a home office make sure your personal documents are out of site, and the room is clear of clutter.)

There are even some places you can buy real wood flooring for affordable costs. I recommend bamboo as it is a long lasting wood, and it looks great with most home decors. Make sure the paint color you choose from your rooms fits with the rest of the house and the floors. Neutral tones work well and really brighten up any living space. When it comes to furnishings make sure you don't over clutter the space with too much. A decent sized sofa, coffee table and even a love seat can easily fit in a room without taking away from the space too much. Use natural lighting and soft tone colors to make the room feel bigger. For your Kitchen you want to focus on modern appliances and fixtures. If your home is an older home you might want to do a nice mix of modern and classic. Natural wood colors for cabinets are a big hit so don't worry so much about painting those.

Make sure that your kitchen floor is up to date. Tile is not a buyer favorite so try to find something like you found for your living room. Wood floors or even faux stone floors will add a lot of value to your house for not much more spending wise. When it comes to your bathrooms make sure you don't overdo it. Buyers want simplicity, space, storage and most of all comfort. You want to use warm colors that go well with any natural light you may have. If your tub is old then get it replaced. This is a relatively affordable remodel that adds to the value of your home and makes it easier to sell.

Make sure to use neutral colors in your bathroom and don't overload it with too much color. People want to see the bathroom as a place to relax in the tub or spend time getting ready in each day before work/school. They don't want to step into a bathroom and get a headache from the color sceme. Also make sure to use good flooring as well. You can always continue the theme and use wood flooring, but I recommend a nice stone floor or ceramic tiles. Don't overdo it though, and make sure the colors match up nicely.

Just like in the Kitchen you should make sure the faucets are up to date. Adding a detachable showerhead will intise the ladies, and make your house stand out from the rest. Use soft calming tones for paint such as blues, greens or purples. You don't want it to be dark, but it needs to be noticeable. Add some towels and other bathroom accessories to match the paint colors. This will tie the entire room together and make the buyers love it even more.

When patching up holes or cracks you don't have to spend a fortune. Ask your local Home Depot or Lowes store professionals how to go about doing this cheap fix. It's amazing what repairing a few minor blemishes will do to improving your homes value. Make sure you also focus on removing your clutter and personal touches from the home. Don't leave up family photos or piles of papers laying around. Clean your home so that potential buyers can get a feel for what it's like to live there.

They don't want to see you there. They want to see themselves there. Adding a few mirrors to key spots around the house can also help buyers "see" themselves living there. It's a neat trick that most people don't even realize they're falling for. If your house gets a lot of natural lighting the buyers are going to love that. Make sure you take advantage of the natural light by using curtains and window covers that let it all shine in.

The last thing you should make sure of is to make sure your bedrooms, offices and any other parts of your home are also updated. Check the flooring, wall colors, furniture and accessories. Then check your yard. Is it overgrown? Does it need a make-over? Get with some landscapers and with a little bit of money you can have a yard that any potential buyer would love to call their own.
