Far more considerations go into the pricing of a home. There are many factors that can affect the value of a house that are entirely beyond the owner's control. In addition to physical factors that affect a home's value, a real estate appraiser must also take into account the neighborhood in which the home is located, the availability to schools, transportation and commercial centers, and, perhaps most importantly, the demand for such houses at that time. After taking into consideration all of the aforementioned factors, an appraiser will generate their certified estimate. The entire process may only take a few hours and costs between two and three hundred dollars.

After obtaining an estimate of your home' value, it is important to realize that there is a big difference between value and worth. The worth of your home is a measure of what people are willing to pay for it. Thus a large mansion constructed of the finest materials and located in the best neighborhood may be worth 10 million dollars, but if no one is willing to pay that much, such a home may remain unsold and unoccupied for years. Thus, a real estate agent will be able to determine how likely prospective buyers are to pay the price that you are asking for your home. Therefore, the overall market and the local real estate market have a great deal of relevance in determining the true value of your home.
