An experienced real estate broker can make the simplest form of estimate. Real estate agents are familiar with the local real estate market and can determine your home's value based on how other similar homes are selling in the area. This type of estimate can be obtained from a cursory examination by an agent and is generally free of charge. Of course, selling a house or refinancing requires a certified appraisal. Certified appraisers are real estate professionals who are licensed to examine homes and generate official estimates of their value. A real estate appraiser takes into consideration many factors when generating their appraisal. An appraiser will assess the age and construction quality of the house as well as how it has withstood the test of time. Besides the basic quality of the home and its durability, an appraiser will also take into consideration the home's plan, size, square footage of both the structure and property, landscaping and any improvements that have been made such as swimming pools, garages, finished basements or additions. An appraisal will also take into account any damaged incurred by fire, flood, storm or water leaks. In addition to physical factors that affect a home's value, a real estate appraiser must also take into account the neighborhood in which the home is located, the availability to schools, transportation and commercial centers, and, perhaps most importantly, the demand for such houses at that time. After taking into consideration all of the aforementioned factors, an appraiser will generate their certified estimate. The entire process may only take a few hours and costs between two and three hundred dollars.
After obtaining an estimate of your home' value, it is important to realize that there is a big difference between value and worth. The worth of your home is a measure of what people are willing to pay for it. Thus a large mansion constructed of the finest materials and located in the best neighborhood may be worth 10 million dollars, but if no one is willing to pay that much, such a home may remain unsold and unoccupied for years. Thus, a real estate agent will be able to determine how likely prospective buyers are to pay the price that you are asking for your home. Therefore, the overall market and the local real estate market have a great deal of relevance in determining the true value of your home.
