There are real estate agents and buyers agents that aid in helping home buyers find a home they can afford and be satisfied with. But if you're selling your home, you may need some extra help in your corner as well; you may need to enlist the help of a sellers agent. Below you'll find some information on the duties of a sellers agent, and how you can find the right sellers agent to help you sell your home.
A sellers agent works exclusively for the person selling the home, and his/ her job is to sell the home at the highest price possible. If you're selling your home for the first time, hiring a sellers agent is good idea. And, even if you've gone through the home selling process a few times before, a sellers agent can give you helpful advice on how to make your home marketable and sell it for its highest worth.
Just as when you're purchasing a home and hire a real estate agent after learning more about his/her credentials, you should also 'interview' your prospective sellers agent. While the number of years the sellers agent has been working, the amount of awards he/she has received, and the number of homes the sellers agent has sold are important, the character of the sellers agent is what you need to assess. You need to find out if the sellers agent sincerely has your best interest at heart, and that they are exclusively representing you. In some cases, the real estate agent who represents the buyers will at some point begin representing the sellers, and vice versa. You want to choose a sellers agent who will remain 'on your side' throughout the entire home selling procedure. Of course, there are dual agents, who represent both the buyer and the seller (only if the parties consent), but this could get confusing. You should also get clear examples of how your sellers agent will negotiate for you. Make sure that your agent will make sure that your home is seen in the best light, and that the true value of your home is evident.
Your sellers agent should be responsible for helping you to do everything possible to sell your home in the time and for the amount that you want. You should be able to get more or new ideas for advertising your home (i.e. through home buyer classifieds, online, or in other literature highlighting homes for sale), and having a sellers agent should make your sale more credible. This is why it's important to interview you agent before you hire him/her, so that you can find out more about his/her reputation and see how well known the agent and the agent's real estate company is.
You should also be able to sit down with your agent for meetings several times during the home selling process. Keep him/her updated on your progress, and make sure you know the different techniques your agent is using to sell your home. If you're trying an advertising method that doesn't seem to be working, discuss ways to change your plan in order to sell the home sooner. You should also consult your sellers agent about ways to raise the value of your home, such as making repairs, or emphasizing the location or neighborhood of the home. Your agent should be able to tell you the best ways to make adjustments to your home that will make potential buyers extremely interested. You should also be familiar with the negotiation tactics of your sellers agent, as they will be working closely with the buyers agent to come up with a price that everyone can be happy with. You can contact your local real estate agencies or national real estate brokers to begin interviewing your sellers agent today.
