For first time homebuyers, there are a few simple tips to help make this journey a positive one. You have made the choice to buy your first home, now it is time to find the right place! Currently, it is a buyers' market, so now is a good time to become a homebuyer! Here are a couple things to consider when deciding to purchase your first home.

Make sure you are pre-approved for a home loan. You have the right to shop around, so apply at 3 different banks to see which offers the best options for you. As a first time homebuyer, you can look into an FHA loan, great fixed rate loans, and other options that your bank will go over with you. Being pre-approved lets you know what your budget is, and also gets your foot in the door when putting offers on a house.

Find a realtor that you like. As a first time homebuyer, you will want to look at lots of houses! This is a big investment and you want to make the right choice. Find a realtor that is familiar with the town you want to live in and the best homes available. It is good to work someone that has experience with first time homebuyers. You want a realtor you feel positive about - you will be spending lots of time with them house hunting!

Use websites, both local and national, to help make your decision. Not only do realtor websites offer photographs of potential homes, they give wonderful demographic information about the area you are looking at. You want to research all aspects of your potential future house!

Even if you have a realtor, take advantage of open houses. Many houses are open on Sunday afternoons and this gives you a chance to take a look at properties. This way you can look at all kinds of houses, even ones outside of your price range. Some of the houses priced just above your budget might lower in time.

Don't rule anything out! As a first time homebuyer, try not to put yourself in one mindset such as looking at only single-family homes. A townhouse or condo might provide all the things you are looking for. Even if you aren't excited about living on a busy street, look at properties that are available. If you take the time to look at all options in your price-range, you will feel positive about the house you choose to put an offer on!
