If you are going to be doing the majority of the work yourself then you have more control over the mess, however you should still be prepared for a lot of upheaval in your lifestyle.
Some of the best ways to turn a profit on a house are also some of the most cost effective. The general appearance of the house will be graded as the effective age of the house. If you can show that repairs were dealt with in a timely manner and that the house as been regularly maintained then the house will appraise at a younger age.
Paint is another relatively inexpensive way to showcase a house. Talk to a realtor about which colors are attracting the most attention when you are ready to sell but keep in mind that dark colors can make a room seem small while light bright hues will open up a small space.
Bathrooms and kitchens should be up to date with fairly modern cabinetry and appliances. If suitable to the houses style older cabinetry can be very appealing as long as it's in good condition with pleasing colors. You don't need to spend thousands completely revamping these areas, in fact you will likely not realize your money back if you go this route. Simply make sure that these areas are efficient and aesthetically pleasing. Cabinetry that offers unique storage options is a great route to go if you must revamp them.
Check out the schools, for many people this is a major selling point. Parents do not want to buy a house in a poor school district. Do not just rely on appearance or hearsay. Check the levies; are the schools having a hard time getting them passed? Pull up some websites and check the testing static's and teacher to student ratio. This is all information that you can print up on flyers to leave for prospective buyers.
Landscaping is another area that can provide an avenue for profit. Talk to your local nurseries about upcoming sales and start a plan. Nothing to exotic as this will turn some people away. Keep it simple and somewhat generic, you aren't aiming for an award here.
Grass, trees, and simple flowers are inexpensive to plant and care for while the house is on the market.
Look at the house as a prospective homeowner, what does it offer? What can you do quickly to make it stand out from its neighbors? Is parking plentiful? If not, is there room to enlarge the driveway or space for additional parking? Gravel is a quick easy way to designate parking areas.
Financing is another area to consider. Talk to a mortgage broker and explore the options available to you.
