Failure to Respond: Their lease is coming up and you have sent them their renewal invitation and requested they stop by their office to sign their lease. But at 30 days before their lease ends you still have not received a response from them regarding their new lease. If they have not come to see you or at a minimum called to let you know they are busy but plan on staying, you can take that as a sign that they may be moving.
Landlord Reference: You get into the office this morning and found a landlord verification request sitting on the fax machine. While you haven't gotten a notice to vacate, it is a sure sign that your resident is looking around for a new place to live.
Past Due: Rent is due on the first of the month. A fifty dollar late charge is given on the fifth. When you haven't heard from the resident once a late fee has been charged you might want to consider they are moving. Many leases have a right of entry clause written into the lease. Use it to enter the apartment to see if they are still living there or in the process of moving. This way you can start the process of looking for a new renter.
Utilities: Many utility providers will automatically switch service back into the landlord's name when a resident calls them asking the utility company to take service out of their name. The utility providers will often times send you a letter notifying you of this change. This is a good sign the resident plans on moving out soon.
Whatever their reason for moving is, they still need to give you prior notice to vacate. By looking at the signs you might be able to prelease the upcoming rental or even convince them to stay.
