Unfortunately, sometimes other people's misfortunes are others financial gain. That is exactly what is going on in Clifton Heights, PA right now. Homes in the Westbrook Park section once high priced and hard to get into are easily access able with some of the best best mortgage rates in years, maybe even decades. For the sake of this article I will be using my hometown as an example for mortgage tips and how to get the best mortgage rate. To understand the real estate around here, you have to kind of understand a little how crazily this township is split up, because even one street over makes all the difference in the world when it comes to real estate prices and demand.

OK, I live in the Westbrook Park section of Clifton Heights. Westbrook Park is divided in a haphazard way where one part is considered Upper Darby, the other Clifton Heights. Although I technically live in Upper Darby, I really am no where near what people consider Upper Darby. However, it is Upper Darby trash, police, and most important-taxes. You may be asking yourself the relevance of all this, but it really does make all the difference in the world when purchasing a home. While Upper Darby's taxes are some of the highest around, the houses are indeed cheaper, and yes, that even includes the homes on the divider streets where on one side is Upper Darby, the other, Westbrook Park/Clifton Heights.

Westbrook park as a whole, is a very nice neighborhood, particularly for starter homes for families. It is an area where people used to wait to get into. Not much advertising or Realtors swooping in on you. It used to be mainly word of mouth and for sale by owner so that people had a little more leeway on who was buying their home. Mostly it was the older generation passing down to the newer generation in their family or close friends. The homes at one point just four years ago were going for $200,000*. Please keep in mind, as I stated, these are more like starter homes. The whole neighborhood with exception of a few, consists of row homes with an alley for a back yard and a "postage stamp" front yard.

Well, now here we are in 2010 and things have changed drastically. Many people had lost their job in the beginning of our economical crises, and in turn lost their homes. Many homes went up for sale, in foreclosure fro the bank, or bought at sheriff sales and quickly fixed up and put back on the market. The problem for the sellers was they were trying to sell at the 2006 prices. Most real estate agents and investors have now realized they need to lower the prices to fit the times in order to sell. This is very good news for the buyer. That's why now is the best time to buy in Clifton Heights/Westbrook Park, PA.

A wonderful site for finding homes in Westbrook Park/Clifton Heights, PA is called Trulia. This site is extremely useful, as you virtually shop for a home. Just type in an area and all the homes will come up in that area. Along with each home as you click on it, there are pictures of the home, size, school and most important, mortgage calculator. How To Obtain A Deeply Discounted Westbrook Park, PA Home At the Best Mortgage Rate

The above paragraph included a site where you can compare houses and cost. This is important because of the economy and the market right now, prices vary wildly. As you can see if you check it out, there are some houses that offer far more, for far less. Most of these are in the pre-foreclosure, or foreclosure stage. Next, you need to find a mortgage company that works best for you. There are many scams just waiting to pounce right now, so it is very important to do your homework on these as well. A good site I found that compares interest rates down to customer service is HSH Mortgage Rates . Another great site just for comparison shopping is called Erate. Here you can input your information and get an estimated cost from start to finish.

In all, despite the poor economy, right now would definitely be the best time to buy a home in Clifton Heights, PA. If you happen to have a good steady job, chances are you can buy a home. The mortgage payment would even be most likely about half of what you would end up paying to rent an apartment or house n the area.
