Marietta, GA has become a popular bedroom community for Atlanta. Its location near the north Georgia mountains, plus its proximity to Atlanta and its quieter, safer environment for living has meant lots of competition for properties. The historical districts of the city mean that people who love older homes have quite a lot of choices here as well. This town is not just a by-product of urban flight. Its history goes back further than Atlanta itself. Only in the past 20 or 30 years has it become the choice of many Atlanta workers for their domiciles. The city has a small-town atmosphere that is family-friendly too. Parks, greenscapes and landscaped right-of-ways add to the city's charm. The average income is well over $50,000 and growing. Marietta's World class golfing also appeals to many upscale buyers. It has five neighborhoods that are on the National Register of Historic Districts. People should drive the area and take a look at some of the homes on the market here. The main consideration is if there are jobs to support the housing prices and have the prices jumped too rapidly within the last few years. Generally speaking, the Atlanta area continues to draw companies to the area and they are more and more being attracted by new Atlanta business-friendly perks.
This is the number of properties I found on realtor. com in the various price ranges. As you can see, there are a lot of properties that are very affordable for people in the middle income range at below $200,000. There were also 490 properties in the 150k-175k range, which should bode well for buyers making the average of around $50,000 for the city.

The greater number of listings is in the $175,000--$225,000 price range. I found a listing for $224,900 with a swimming pool. It's a traditional home with 4 bd., 2.5 ba., with a fireplace, breakfast area, laundry room, pretty landscaping and mature trees. There's also access to community tennis courts and clubhouse. This is on more than 1/3 acre on a cul de sac, for lots of privacy.

There's a 5 bd,,4.5 ba. for $400,000 beautiful 18 yr old brick, two-story traditional home. Lots of amenities. Most of the homes built within this price range have some hardwood floors, high ceilings, ceiling fans, security and most have two-car garages and decks or patios with extended landscaping, and they have fireplaces. This is a great value, in my opinion. The homes are colonial, traditional and some craftsman styles for the most part. Another 4 bd., 3 ba. with Hardiplank siding, gourmet Kit with an island cook center, a stacked stone fireplace, a master spa, separate living and dining rooms with a bonus room upstairs and a private backyard pond with waterfall is offered for $400,000.

For around $600,000 you can get a true brick European traditional mansion with 5 bd., 3 ba. on about 1/2 acre, with walk-in closets, hardwood floors, fireplace, exercise room, media room, a library, patio and porch with professional landscaping. This home is part of a community that has a community clubhouse and pool as well. There were more properties even more impressive in this price range, properties that would cost well over a million dollars on Eastern Seaboard towns.
