Brownstoner reported back in July that "Urban Pioneering presented a rendering for a 4-story, 2-family town home at 414 Waverly Avenue" to Community Board 2 (CB2). The proposed building is in the style of a carriage house. The Board liked that the fourth floor would be a lighter color than the rest of the building and that it would be set back 15 feet. CB2 gave its approval right on the spot.
The Board's approval doesn't mean that the townhouse is coming to the Historic District anytime soon. The developers still must deal with the LPC.
Today, Brownstoner reports that the LPC did NOT approve the project at a hearing this week.
The LPC wants the designers to lower the buildings height and reconsider the proportions of some of its windows. The LPC did not give the building hopefuls a date for a future meeting. So, who knows if and when this townhouse will join the Historic District?
Right now, the proposed location is a parking lot.
