• Question the broker with some 'bad' scenarios. For example - "Do you think I should refinance the loan in the next couple of years if the interest rates fall further?". A good broker will discourage you from this in general, unless your situation warrants this. A self-interested broker instead will say something to the effect of "well, if the rates fall to the level where it will be a good option for you, I'll give you a call." or "if that were to happen I'll gladly help you get a much better deal on this". You can tell this broker is simply looking to make another commission by refinancing a loan in the near future when it may end up costing you even more.

• Always go with a company that has at least 7 mortgage brokers working for them. This is because a smaller company is likely to have lower standards in terms of ethics. The more the number of brokers, the greater the chance that they all each other accountable to good brokering practices. Additionally, this ensures you are dealing with a professional firm and not an amateur startup. Always visit the office to see how busy it is and to get a feel of the ambiance and professionalism.
