Right now there are four types of people: The comfortable home owner, the month to month home owner, the foreclosed and the renters. We will leave out the filthy rich right now since they are on their own plateau and live in what most of us would call fantasy lands. I am one of them renters. Hopefully not for long though. My wife and I have been going through the motions of buying our first home. YEAHHHHH!!! Sorry, We are excited. Its definetly more difficult than we originally thought it was going to be. We have now been looking for about 6 months. The thing that makes it difficult is the overwhelming amount of vacant homes for sale. My wife and I made one thing clear when we started and that was to take our time and really look at all areas of the central valley of California. We have kept to that and now we are focusing in on one specific area in Fresno which lies very close to Clovis California.

Before I get into the area where the homes are I would like to give you a quick introduction to the central valley as a whole. It is a very diverse farming community with many goods and many bads. The goods first: Great food, mostly nice people, Fresno State University (Go Bulldogs!!), small town feel, great home prices, centrally located which makes for easy travel to all of California, amazing agriculture, and there is a zoo. The bad: Crime comes in waves, the weather ( hot/dry summers), not much entertainment, jobs can be scarce, and the air quality is in the top 5 - 10 worst. The population is around 500,000 but you wouldnt be able to tell with the smooth traffic.

Now back to the homes. When talking about the area locally, many people will refer to the cross streets which is Kings Canyon and Armstrong. These cross streets mark the beginning of an area with many vacant homes that were built from 1998 to 2006. This area was greatly devistated by the interest only home loans which sent a large amount of home owners into foreclosure. The homes in this area are all around 1600 sq ft with a lot size around 6200 sq ft. Most of the homes are four bedrooms with two baths and the style of the homes vary but not by much. Homes north of Kings Canyon ave are in the Clovis East school district. This is a new school district and is ranked nationally for its educational prowess and also has a reputation for excelling in sports.

There are a few reasons why I recommend this area for first time home buyers and even investors looking for a second home. This area is going to be developed into a prime shopping location within the next five to ten years. They are going to bring big retail names and movie theatres within a mile of these homes. The Clovis unified school district is going to be building another high school which will be called Clovis south and as I mentioned above, the Clovis schools are the best in the central valley. They are also going to be building new homes just east of this location. All of this property development will help the home prices stay strong and eventually grow to prime home prices within the next ten years ( hopefully).

Ok, now what you have all been waiting for. How much are these homes going for??? I have truly saved the best for last with this question. Homes in this area range from $149,000 up to $178,000. This is an amazing deal when considering what you get for your buck. If you can get a home loan or have enough money to buy one of these straight up then I would act fast. I am not the only one that knows about this awesome location and more and more people are watching this area. I know one thing, I will be in one of those homes within the next year and when you decide to move there you can definetly call me your neighbor.
