Options You Have to Avoid Foreclosure!

If you are facing an uphill task to pay mortgage for your house, remember that you are not alone. With house prices dwindling day by day and gas prices going up day by day many people are faced with this difficulty. Some of the people are facing a very important question: Whether to buy food or to pay mortgage for your home? It is a very difficult question for anyone.

In anyone's life the first priority should always be to provide food for the family. Second priority should be to support your home. Cable TV, Phones, Cell Phones and all other luxuries should be well below the top two priority. You may have to give up your big screen TV or even cable to pay for your house. I will summarize some of the actions one should take if they think they will not have money to pay for mortgage.

Option 1: Do not wait till you are behind on your payment. It becomes more and more difficult for you to work something out if you get more and more behind in your payment. Talk to the bank as soon as you think you will not be able to make next month payments. Do not be shy to talk about the problems you are facing to pay mortgage.

Option 2: Try to give up some of the luxuries like cell phones, high speed internet, cable etc and show to the bank that you have made every effort you can to pay the mortgage payment. Even though by giving away these luxuries you may not be able to pay full payment but still it would make bank feel that you have tried all you can to come up with the payment.

Option 3: Try to look for a second job or if your spouse is not working may be she/he can work some hours to get additional income.

Option 4: Do not pay for credit card debt or other debt that can wait. Your spending should show clear signal that buying food and paying for home is your major concern. Move all the focus to these two necessities.

Option 5: Talk to the company for which you are working. Sometimes employer can help you out with some advance to relieve you from pressure of not paying mortgage. I know my employer had said that if anyone is having any problems let us know and we would try to work something out. Do not be hesitant to ask for help.

Option 6: Nowadays even banks are a lot lenient and are willing to talk with you and try to make some arrangements with you. So call the bank with your problems.

Option 7: Do not pay fees for private lawyers who would guarantee you that your mortgage will be removed and for that they charge high fees which are equivalent to many months mortgage payments. US Department of Housing and Development are providing counseling free of cost or at a very minimal cost. They could also help to represent you to talk with your lender.

Option 8: If you are already late in payment open all mails you receive from your lender. Normally in the first letter they would provide number and information on what to do if you are having problems paying your mortgage. That information could be helpful.

Option 9: Find your mortgage papers and go through them to find out what your bank would do if you do not pay mortgage payments. Also go through them so that you would know what rights you have as a consumer.

Option 10: If you think you can sell your house for the value of your mortgage then sell it.

Remember that currently many Americans are facing this problem and it is growing like an epidemic. Banks do not want your house. They want there money. So if you talk with them they will try to work something out. Losing your house is a big loss but try to get a rental house which is suitable for your budget if you have no other option.
