Buying a property be it for personal use or investment use can sometimes be more expensive than you bargained for, but don't worry there are still some bargains to be had at auctions. Below are a few tips you might find useful when buying a property at auction.

1. Know your budget, down to every last penny and cent. There is no point going to an auction
if you don't know how much money you have available to spend.
2. Know what you are looking for and at. Ideally you should visit a property before the auction date, just to check out and investigate just what your money is getting you.
3. Seek legal and professional advice wherever and whenever possible for deeds, contracts, agreements and so on. Remember its better to be educated at every stage of the way/
4. Get a survey done on any property you want to buy, be it commercial or residential, you don't want to waste a single cent or penny of your money on an in repairable close to ruin of a property.
5. Work out the payment terms in advance. If you are definitely going to auction to buy work out the payment terms beforehand so you can go in the auction house calm and collected. Work out what deposit you will have to pay and by when.
6. When bidding stick to one thing, be it a nod of the head or a raised hand, don't use multi signals it will confuse others, yourself and the auctioneer/s.
7. Find out what insurance or insurance you may need or want to have in place for buying a property at auction.

1. Browse and search the internet, type in property auctions and then the area you live in/wish to visit to attend the auction.
2. Contact your local estate agents, real estate agents and landlords, they probably have contacts and can find out about auctions before most other people so keep ahead of the game and keep in their good books.
3. Search your local and regional newspapers both online and offline to see if any property auctions are coming up in the near future.
4. And finally the most important thing is to keep your eyes and ears open and to the ground, start networking and meeting people within the property and construction industry to get the best opportunities first.
