Using a realtor is a great way to help you find a home for sale that has everything you need. Because of the lack of interested buyers, realty companies and real estate agents are fighting to represent buyers and may offer great services or discounts to get you to search with them. A great way to meet real estate agents is at real estate open houses. These are generally held on Saturday and Sunday afternoons and can usually be found in your local newspaper (our paper has a special Saturday homes section that highlights all of the local open houses in the area).
Open houses are also a great way to find out what is on the market and at what prices. By visiting a few open houses, you can begin to compare homes for sale and their prices. Which homes did you see that you liked? Which homes did you think were overpriced? Which homes did you feel were a fair value at the price listed? This information will greatly help you in your search to find the perfect home. Knowing what a home is worth is very important. It helps you know if the price you got was a fair deal, and that, of course, is the main goal!
Look at land contracts and leases. Because people are getting desperate to sell their homes, many are offering their homes for sale as land contracts and leases in the effort to get them under contract with someone! If you are interested in purchasing a home but are not sure about your current economic situation, consider looking at a land contract or lease. There are so many more homes available that are willing to look at these types of opportunities. Even homes that aren't advertised as lease option may still be willing to lease to the right person. If this is something you are interested in, always ask, especially if the home has been empty or on the market for a long time.
Look for people that need to sell their home fast! Your realtor may be able to help you here; but finding a home that needs to be sold fast is a great way to get into a home for a decent price. Whatever the person's economic hardship, if they need to sell their home quickly then that gives you a great negotiating power. Generally these homes can be bought for much less than even the asking price, because price doesn't matter as much as no longer owning the home does. (These people have generally moved and now own another home and can no longer afford two house payments or are close to losing their home due to foreclosure). Again, no matter what their economic hardship, a homeowner that is desperate for a sale is a great place to look for a great deal!
