How to Find Owned and Nonowned Land

While driving around recently in the country, I noticed the acres of vacant land, and wondered how a person could find out which land was for sale. There are many ways to locate land for sale, even land without a for sale sign.

Check Public Records

Check for public records and land deeds. By using the public records web site, and adding bit of information, you can search for information about land. Florida offers an on line option for checking for land. From the websites drop box, c hose the county you are searching, then click on land records and deeds. This will give you a list of all land that is held by a deed, mortgage document, easement, or lien. other states have similar websites. The Florida website is http://publicrecords.onlinesearches.com.

County Web Sites

Some counties have websites where public records can be found. For example, Polk County Florida has such a site. A public records search is available on their site. Any land that has a deed, mortgage, or lien holder will be listed. Each listing will state the lot number and location of the land.

Visit Tax Collector

Visit your county or cities tax collector. Tax payments are public record and any property that has taxes paid on it will be listed. Each property will include a lot number, information about who owns the property, how much the taxes are, and where it is located.

Contact City Planning Department

Contact the city planning department . Each parcel of land is divided into lot numbers, and the city planner will have a map and list of all lands that are in the city. This is a good way to locate land that is not owned, and might be for sale.Search Local Newspapers

Search the local newspapers. Don't forget to look at area free papers, for sale papers, and other language newspapers. If unsure of which papers cover which counties or cites, do an Internet search for local papers. Some papers are located on line. Look in the real estate sections of each newspaper for land for sale. Some of the newspapers have on line sites.

Contact Real Estate Agent

Contact real estate agents in the area you are looking at. Some real estate agents have on line sites. Be specific as to the area you are looking for land in.

With a bit of effort and research, it is easy to find land that few people know about. This is especially true for smaller areas and country land. You just might end up with the perfect piece of land at a great price that will make the research well worth it!
