How to Get the Most from Your Home in the Real Estate Market

Don't want to reduce the listing price of your property? Here are some ways to get what you want out of your most important investment:

Curb appeal is very important to a buyer, it sets the mood for the rest of the house before it is ever seen. If your yard could use a little help, or a lot, then it should be the first thing you start to upgrade before you decide to show your house to potential buyers. A little bit of mulch does wonders for the outside of a home,and best of all it is inexpensive; usually $2.50 to $5 a bag. Remember to remove any dead or dying plants or foliage; they are an eyesore and uninviting to the eye of a potential home buyer.

Buyers notice repairs that need to be done, so make sure you fix any holes or dents in the walls before you paint. Most home buyers in the real estate market respond well to light or neutral colors, the warmer and brighter tones will open up a room and give the appearance of more space. Use neutral colors and furnishings to accent the living space. Color can be added with accessory items such as throw pillows, curtains or vases.

The front door is the first thing a buyer will see when they are looking at your house, make sure it sets the right theme for your buyer. Keep buyers' interest and have them wanting to see more. Minimal furnishings are the best way to show the space each room has. Too much clutter can make even the largest home look small and uninviting. Most personal items like family photos and children's toys are best left out of sight when trying to sell your home. Give the buyer the appearance of a blank slate to which they can bring their own taste and creativity.

A closet filled with unorganized clothes can make the largest closet look small and uninviting for any buyer. Use matching hangers to give a uniform and clean feeling and separate the clothing by coordinating or like colors.

In your kitchen, keep large trash cans out of sight, in stead use a smaller one that can be hidden away inside
of a cabinet. Any extra or unused appliances should be stored out of sight of a potential home buyer.

Check around and find out what the other houses near you are going for; you will have a better idea as to what your asking price should start at. Know your competition, they can be your downfall. You want your house to stand out over any other house on the market in your area.

If you are still unable to sell your home without reducing the price, and are determined not to reduce, then your only other option is to keep your property and try to sell it again when the real estate market goes back up.
