Before submitting any applications to the Texas Real Estate Commission, or TREC, you will need to complete your required course work. Several institutions offer full coursework online. You can find these courses by performing your own internet search or contacting TREC for a full list of recommended institutions. If you do decide to locate an institution on your own be sure to verify that they are an accredit real estate school before submitting any funding.
While you are attending school you will be required to completed 210 classroom hours. These hours are broken in to semester requirements similar to any degree at a major university. First, you will complete the core courses known as Principles of Real Estate for a total of 60 hours. Following the initial 60 hours you will need to complete 30 hours of Law of Agency, 30 hours of Law of Contracts, and an additional 30 hours of real estate courses of your choice. Finally, you are required to complete and additional 60 hours of real estate core courses, or alternate coursework accepted by the Real Estate Commission. An example of alternate coursework includes any previous experience in a related field at a major university such as, business.
When you have completed your schooling two sets of documents must be submitted to the Real Estate Commission. First, you will complete and submit what is known as the Evaluation of Education documents. Simply put, this is submitting a photocopy of your certificate or schooling documents to TREC. The documents are processed and an evaluation letter is sent back to you. Next, you will complete your application and submit your application fee. These can both be submitted online.
Once all of your documents and fees are received the commission will perform any necessary investigation to determine accuracy. Once all information is verified you will have six months to take the final exam. The exam is conducted by a testing company and all study material is provided by TREC. Once you have successfully passed the exam you have one final step before getting your license.
You must obtain sponsorship from a Texas real estate broker. Typically, the easiest way to find a sponsoring broker is to apply for a real estate position at an established local company. Often, on the promise of future work, brokers will be happy to sponsor your license. However, you may use any broker you wish as long as they have an active Texas license.
Now that the act of obtaining a real estate license has become mostly automated and online, there is little excuse for any interested person not to go for their goal. If you have a love a salesmanship, and a computer with an internet connect you can make your real estate dreams a reality.
