How to Payoff Your Mortgage Quickly: Simple Steps to Owning Your Home Outright

Although home mortgages generally have repayment terms of 15 to 30 years, making the effort to payoff your mortgage quickly is one of the best things you can do to ensure your family's financial security. Paying off your home loan early can seem like a daunting task, but it doesn't have to be if you just make some simple changes to your monthly budget. By making small adjustments to when and how you make your house payment, you can easily shave several years (or more) off of a standard mortgage loan.

To start, you should immediately begin making two or more payments to your mortgage company each month instead of just one big payment each month. Mortgage lenders credit payments when they are received, so the quicker they collect money from you, the less interest they can charge you. For example, if your house payment is $1000 per month, send in a payment of $500 every two weeks when you get paid, instead of a big check at the end of the month. Just make sure your payments add up to the total amount due and are received by the due date. This simple change, which doesn't cost you any extra money, can easily take a year or two off of your mortgage payments because of the interest savings.

You should also make sure to always pay more than the minimum payment. Every extra dollar you pay to your lender will help you reach your goal of paying off your mortgage faster, so even if you can only send in an extra $50 per month, you should do it. This is especially important in the early years of your mortgage. Most of your payment goes towards interest at the beginning of any loan, so any amount you can send in over the minimum payment will help you start paying down the principal on your mortgage.

In the end, the only way you will payoff your mortgage quickly is by consistently paying more money than you owe each & every month. For some families, this might mean cutting back on entertainment & food expenses, or it could even mean someone getting a second job to bring in more money each month. Keeping a chart or computer spreadsheet to track your progress can go a long way to help keep you motivated. Just keep making constant efforts, and your mortgage will be paid off before you know it!
