How To Be a Real Estate Investor - Step #1 - Choose Your Niche.
There are literally dozens of ways to make money through real estate investment, you need to pick one and specialize in that area. Do you want to be a landlord? If so, commercial and/or residential rental properties could be your niche. Are you open to pouring in some "sweat equity" or are you good with your hands? If so, maybe you want to look into flipping fixer uppers. There is a huge market of homes that are in need of some minor to major overhaul, selling well below market levels because of their lack of aesthetic appeal. Maybe you don't even want to actually own real property, but would rather make money through the financing options available to buyers. If that describes you, then perhaps real estate notes are an arena that you could excel in.
The world we live in is a world of specialists. Though Bo Jackson and Michael Jordan (sort of) could excel in 2 sports, your quickest way to succeed in real estate is to get very good at one thing. Do some research, find your niche and go for it.
How To Be a Real Estate Investor - Step #2 - Learn All You Can.
Whatever the case is for you, some due diligence is in order before starting into the real estate game. Do some research; find some good resources that can describe the potential places for you to be involved and then study! There are volumes of information available to you, some free and some will cost you, that can provide with you with a wealth of information about your specific niche. Get those resources and spend time learning, before laying down your first dollar! Oh sure, you could learn through the "School of Hard Knocks", but why would you do that? Learn and grow from other people's mistakes, not your own!
Another great way to learn is to find a mentor. Your mentor can be a successful person in your community or even the author of one of your resources. It's often possible to establish business relationships with people when you make it clear that you want to learn and glean from them.
How to Be a Real Estate Investor - Step #3 - Jump in With Both Feet!
As you learn how to be a real estate investor in your particular niche, there will come a time when you will need to "step out of the boat" and perhaps get your feet wet. Go for it! This is the culminating step in the process. You have picked your personal niche; you have learned all you can about that area of investment...now it's time to make it all happen!
For most people, this third step is the most difficult because you are now faced with the possibility of failure - and no one wants to fail! Listen carefully though, if you remain frozen at this stage, you have already resigned yourself to failure. Do nothing and you will fail. Take the next step and you at least have the opportunity to succeed, so go on - go for it!!
