Step 1: Decide what a reasonable price would be for your timeshare. An obvious way to draw a buyer for your timeshare is to come up with an appropriate and competitive price. You understandably would not want to undersell your timeshare, but a high asking price will turn away customers.
You can find out what your timeshare is worth in several different ways. First, you can speak to your resort office to request information on timeshares being sold in your complex and find the price for comparable units. Second, you can check online sales venues such as ebay.com or commercial websites with timeshare listings. Third, you can check classifieds or local listings for other timeshares being sold in Florida.
Make sure that the prices you are comparing your timeshare with others that are located in Florida, offer the same amenities, and are of the same size and age as yours.
Step 2: Decide where you will advertise your timeshare. There are many different venues for advertising the sale of your timeshare. Depending on your budget, some advertising venues will be more appropriate than others.
Local newsletters and newspaper classified listings in Florida are an obvious choice. Discussion Boards or Online Bulletin Boards concerning Florida would be another appropriate advertising method.
You can also use online bidding sites such as ebay.com or bidshares.com. Ebay even offers tutorials and e-booklets for how to sell timeshares through their system, which can be very informative for the first time seller.
Although there are many agencies which will offer to sell your timeshare property, beware of using an agency which requires an upfront fee. Many of these agencies are simply scams and have burned hundreds of people attempting to sell their timeshare. Only use an agency to sell your timeshare for you if their fee is $30 or less. Many online timeshare sites offer free advertising through their site, which is a valid online advertising solution.
Step 3: Prepare appealing yet honest information about your timeshare. Be specific about what you are offering to sell, including the amenities involved, location, and condition of the timeshare. Take actual indoor and outdoor pictures of your timeshare after a deep-cleaning and on a sunny day.
Offer contact information for potential buyers to contact you with questions, and be honest and upfront with your answers. Coming across as an honest seller will go a long way.
Step 4: Create a contract. To protect yourself, be sure to sign a contract with your buyer. Many online timeshare sites offer appropriate contracts, and your resort may as well. Make sure the contract spells out all the terms you are agreeing to. Hiring an attorney or closing service is a good idea, and there will be local legal and closing services for you to use if this is in your budget.
