Whereas in times past, one may have been able to sell their home as-is and expect that the new owners will make the necessary repairs and upgrades desired, it is imperative since your home is in a fierce competition, that you make those repairs and upgrades for them.

You should check your budget and decide what you can honestly afford to do. Keep in mind that not only will such repairs and upgrades help your home to sell more quickly, they will also increase your selling price. With that said it is equally important that you don't do too much. You should always upgrade with caution, knowing the value of comparable homes in your area and not upgrading to the point that your cost will not be retrieved at the sale.

Once you have done major cleaning, you should depersonalize. You want your prospective buyers to be able to imagine themselves and their families in your home which is hard to do with your personal items around. Your personal life just reminds them that the house belongs to someone else.

You should also stage your home. Look in a few magazines or at HGTV, the network or online, for ideas. Try to mimic a resort-like feel. Research ways to make your space feel larger but keep in mind to display good examples of how certain spaces in the home can be used.

Now that you've depersonalized your home and taken your family photos off of your walls, you're going to need something to replace them. Once you've done your research, list your home just under the average for a home your size and overall quality. You would be amazed at how even a couple thousand dollars makes a world of difference in selling your home.

Be At Every Open House

No one will know your home or neighborhood more than you. Prospective buyers will definitely have questions that only you can answer. Your love for your home and neighborhood will come across as genuine and do much more to sell your home than any real estate agent, family friend, or relative can.
