Step 1:
Determine the value of your real estate business. You already have the tools in your office to compare past sales of real estate businesses. Set your price slightly lower than other realty businesses have sold for to get a quicker sale.
Step 2:
Give your employees a chance to purchase the realty business before you go public with it. Many times a faithful employee may be ready to run the business himself. You may even consider giving him a special deal with a slightly lower price because this will save you months of having to wait for a buyer.
Step 3:
Make an offer to other realty business owners in your area. They may be looking to expand or gobble up any competition and are prime candidates for buying your real estate business.
Step 4:
List your real estate business for sale both locally and online. This gives local residents who are familiar with real estate the chance to decide if they could obtain financing to purchase the realty, and it also gives individuals who plan on relocating to your town a chance to put in an offer.
Step 5:
Set up a "For Sale" sign in front of the real estate office. Make sure it says "Business for Sale" and not just "For Sale." This way passersby can see it. They will then begin to spread the word, and you will get some free word of mouth advertising.
Step 6:
Offer an incentive for any real estate agents that finds a buyer for your business. This will induce them to work a little harder and sell your business faster. This incentive is often a $1,000 to $3,000 bonus, but you can adjust it to meet your own needs.
Tips:
Make sure that you clearly state whether your business name only or your complete business--including the building and land-is for sale.
Warnings:
When you make an offer to other realty owners, do it in person. This way they can ask you any questions they may have.
