With so many homes on the market today, placing your property up for sale is daunting to the best of us, and down right scary to the rest. While it would be ideal to place your home on an empty market and have first pick of every buyer you could find, we all know that isn't really a possibility, especially now. You are going to have to compete for buyers in your area, and there probably will be several homes comparable to yours. The trick is to take the proper steps, set realistic goals, and go above and beyond when you can.

First off, you need to be realistic. Everyone wants top dollar for their home, but if you are in a pinch and need to make a sale, then you need to set a more feasible goal. Start by doing your research and figure out your home's value. The easiest way to do this is to work with a local real estate agent. There are several factors that determine property value such as; size, condition, architectural features, location, school district, even views. A real estate agent is trained to evaluate your homes features and come up with a reasonable asking price. However, it is also a good idea to do your own research as well. Look up other similar homes in your area and see their asking price. This will give you a good basis to compare against your realtor's quoted price. Finally, only you can determine what you are comfortable with. If you need to make a quick sale, you may be willing to go down in price. Alternatively, if you are more concerned with final sale price, then you might want to start at the higher end and stick out a lengthy sale.

Second, work with a specialized seller's agent. While it may be tempting to "cut out the middle man" in order to save yourself the commission fee, keep in mind that real estate agents are typically well trained, highly connected, and incredibly useful in the selling process. In addition to the aforementioned assistance a real estate agent can serve in determining property value, they are also beneficial in setting up sales, working through sales, and closing deals. Agents will list your property for you in several places, including the real estate multi-list system, as well as local web sites. They can also provide advertising through the life of your sale, manage open house viewings, and even connect you to other buyer's agents and their clientele. Then, when you do make your sale, the agent will help you handle the closing. Many of these services would be difficult, if not impossible to do alone, and all of them are worth the cost of a small commission.

Finally, in order to set your home apart from the others on the market, and ensure a quick sale, you need to invest some time into making your house as pristine as possible. This process is known as home staging, and can be relatively quick and painless if your home is in decent condition. The single most important aspect of home staging is cleaning, which you can do yourself for fee. Make sure every room of your home is spotless. Nothing turns a buyer a way faster than a dirty home. Also, make sure your front lawn is well manicured. This is the first impression a buyer gets, and can be an invaluable selling point for you if it looks neat. Take a few days before opening your home to buyer's and try to look at it from their perspective. It is likely that you will find a few quick clean ups, or decorating changes, that you can make to improve sales.

Selling a home is a hard process, but often times it must be done. If you make a plan, work with high quality professionals, and take steps to make sure your home is the best it can be, you will increase your turn around time and reduce the headaches.
