The Property
The location of your new home is very important since this is where you will live with your family. It is just as important as the cost, the maintenance, the investment and the closing. Be sure you choose a location that best fits your needs. When you begin to think about buying a new home, there are many questions you should ask yourself such as: What do I want in a home? How many bedrooms or bathrooms do I need? Do I want a big yard? How about a garage? Do I want to do some updating to personalize my home or do I want to be able to just move in and do nothing further to the home? Do I want to live in a big city, small town or in the country?When you find a home you like, make sure you have a thorough inspection of the property before entering into a headstrong pursuit of buying it.
The Market
There are some areas of the country where home prices are more outrageous than others. It is best to look for a market where homes are reasonably priced. Determine the best and highest market value of the property in excellent condition. It's difficult to exactly time any market but as home sales continue to climb prices will follow. To capitalize on that fact, a hot real estate market with home values appreciating over 25% in the last 12 months is ideal.
The Offer
Only make an offer after you have inspected the property or with a contingency, that the offer is made after the inspection is complete. The offer to purchase form is very important, not just because it could signify the start of a sale, but also because this piece of paper will have a marked effect on the lifestyle of the buyer and the seller. The offer to purchase will indicate the price which the buyer is willing to pay for the property, and will also outline how the money will be paid.
The Agent
Having a real estate agent can help you make sure your home purchase is a positive event. An experienced, knowledgeable real estate agent will be able to guide you to homes or properties that he/she feels will suit you and your family. Here is where having a good real estate agent to represent you can be a big help. The fees you'll pay an agent are nominal when you consider what all an agent can do for you. Select an agent with knowledge of properties in your market area.
Many potential home buyers do not realize it, but it is perfectly legal and perfectly acceptable to work with more than just one real estate agent, when shopping for a home. Working with more than one agent can have significant advantages, such as a greater number of properties to choose from and greater real estate expertise. I recommend that you find a buyer's agent, as they will serve you best.
Questions
Sometimes there are questions that home buyers fail to take into account early in the buying process. Don't be shy about asking questions either, as the purchase of a new home is a very large investment, and you want to be sure that you are well informed about all aspects of the home before you even consider it as a purchase. If you have any questions about the process, it would be wise to consult with a reputable agent.
Credit
Buying a home will entail a lender running a credit check and drawing up a credit report for a modest fee. This might highlight the need to settle outstanding debts in order to maximize your credit score. This is imperative, especially if the buyer has a troublesome credit history and other financial obligations. Qualifying for a real estate purchase requires different credit than automobile financing or retail credit. Before even looking at real estate, get your credit straightened up first.
