Did you know that you could raise the sales tag of your home by doing simple improvements and upgrades? Over time, they will not only pay for themselves, but make your home much more appealing to potential buyers. Here are some ways to possibly increase your home's selling price.

Think about making some changes in the makeup of your home. Insulation in your walls and ceiling, along with double pane windows, are big energy savings that should be in your home. Make sure your central heating and air system is in excellent shape. A bad ventilation system can cause mold, mildew, and foul odors. Adding a solar panels are also a good idea. Insulation and air quality are the two improvements that add the most value to your home. Next, look into the things that are in need of repair or replacement. Check your roof, pipes and plumbing, and electrical wiring. New carpeting and new paint can also sometimes do wonders to your selling price. Kitchens should have modern equipment in working condition as well.

Move outdoors and do some landscaping. Add flowers and trees around your home. Clean up any sheds or shops you may have. Also, if you have a pool, make sure it is working properly and not dirty. Pools and tennis courts can raise your value too.

Make sure to repair bad foundations. It is rumored that concrete perimeter foundations are more likely to be sought after buy buyers. Furthermore, help keep your neighborhood clean and safe. A home's location and surroundings are just as important in raising home values.

Even though improvements can add value to your home, don't do any major remodeling soon before you sell. You may lose money that way. How? Well, let's say you spend $50,000 in changing the look of your home - those changes MAY increase home value over time, but it's not certain. Remodeling is much different than necessary repairs and more efficient upgrades. If you want to sell your home right away, don't do any expensive remodeling; leave the unnecessary work for the new buyers.

Buyers are influenced by first impressions. A tidy, efficient home is going to catch the eye of a buyer more so than a home that is going to need a lot of work. A large percentage of buyers want to see a home that is ready to move into - no dull lighting, no outdated stoves, and lots of space to put things.

You, as the owner, could see your home in excellent condition, but ask for advice from your real estate agent - he/she could see your home in mint condition instead and give you pointers and suggestions for improvements. Remember, as a general rule, $100s in improvements and such can get you $1000s in your sell price.
