If you are looking for a hot area to make a residential real estate investment in the Phoenix metropolitan area, I have a tip for you.

Westgate City Center is at the Loop 101 and Glendale Avenue in west Glendale. This is the mixed use development that surrounds the University of Phoenix Stadium, where the NFL's Arizona Cardinals play, and the Jobing.com Arena, where the NHL's Phoenix Coyotes play. The development is Las Vegas style exciting with big Bellagio style dancing water features and attractive uses of color and designs. There are residential components of the development and right now you can get into a condo right at the heart of it all for a very good price.

The potential of the area goes beyond the stadium, the arena and Westgate. There are many more exciting things that are planned for this sports and entertainment district that will add to its status as a national destination and will make it the center of activity in the valley.

In March 2009, construction of the Spring Training Facility for the Chicago White Sox and Los Angeles Dodgers was completed right across the freeway at Camelback and 115th Avenues. The US Olympic Basketball team is also building their headquarters in this area. Surrounding the basketball complex and the spring training facility, another exciting multi-use development is being planned called Main Street. The Main Street Development includes office, retail, hotels and a state-of-the-art golf course.

Just south of the University of Phoenix Stadium, the family that owns the Cardinals is planning a very exciting and unique development called CBD 101(Central Business District). The 77 acre project will be an employment center with a planned 40 story office building, but it will also include an organic farm and environmentally friendly features throughout. The first phase is scheduled to include the organic farm, a hotel, an office building, a parking structure and some residential units.

The City of Glendale and the regional organization that plans for public transit and light rail are currently looking at the possibility of getting a future light rail line planned to go out to this sports and entertainment district.

In addition to being the activity center of the valley, this area will also likely be more aligned as the geographic center of the valley in future years as growth extends quickly west. The number of jobs are growing faster in the west valley than anywhere else, and with all of this development, these people are going to need places to live.

As this area reaches its potential can you imagine owning a nice three-story condo right in the heart of it all? I can. I believe in this idea so much that I took my own advice. I own and live in a condo at the Quarter Condos at Westgate. They are available at just a fraction of the price they were just eighteen months ago. Some people have even been able to rent their units out as vacation rentals for a weekly or weekend rate when there are events going on, like the 2008 Super Bowl.
