"Landlord"(Landlord) owns a condo located at _______________ PA and desires a tenant or two to share living expenses.
"Tenant" (Tenant) is looking for a place to live.
Together they have decided to enter a lease for the mutual benefit of both.
1.The term of the lease is one year, commencing on _______2006 and ending on __________, 2007. TENANT agrees to give LANDLORD a 60-day written notice of plans to vacate the premises prior to that time. In the event such notice is not given, the lease will convert to a month to month, until a 60 day notice is given.
2. The rent for the premises is $400 per month for the term of the lease paid in advance prior to the start of each month. After the initial one year term of the lease, LANDLORD reserves the right to adjust the rent amount by giving TENANT a 60 day written notice of same.
3. All utilities will be split 50/50. This includes but is not limited to gas, electric, and CATV. Phones will be by LANDLORD and TENANT individual cell phones. All utilities will be paid when due by LANDLORDwho will submit bills to TENANT for reimbursement. Reimbursement shall be within 30 days of receipt of the bills from LANDLORD.
4. There will be no pets allowed.
5. Each person in this lease will clean her own bedroom and primary bathroom used. They agree to share the cleaning responsibilities for all areas that are shared, such as the living room, kitchen, etc.
6. The parties to this lease agree to hold each other harmless.
7. There will be no keys given out to other individuals, unless there is another roommate.
8. LANDLORD reserves the right to use the garage for parking.
9. LANDLORD reserves the right to lease to an additional roommate, the selection of same is solely her responsibility. Compatibility of roommates will be one of the criteria. In the event a 3rd roommate is selected, all utilities will be split with each of the parties to this agreement paying 1/3 of the total.
Responsibilities of LANDLORD
1. Pay all bills associated with the ownership of the condo, including but not limited to mortgage, taxes, utilities, insurance, and condo fees.
2. Report all exterior maintenance to the condo manager for action.
3. Maintain the equipment such as heating and air conditioning, water heater, appliances, washer and dryer, and other furnishings supplied in good working order.
4. Maintain insurance that covers personal property.
Responsibilities of TENANT
1.Pay rent and utilities reimbursement on time.
2. Keep room and bathroom in a clean condition.
3. After move out, clean both the room and the primary bathroom used.
4. Maintain insurance to cover personal property.
