Staging a home does require an initial investment. Most always this investment pays off. There are several things you want to keep in mind when preparing your home for public view.
First of all, potential home buyers form an opinion of your home within the first sixty seconds of laying eyes on it. This starts from the time the car pulls into the driveway until the time they reach the front door. When staging a home, first impressions really are important. You want to spend the most time and money in making the yard and the front door appealing. Make sure you yard is free from clutter and debris. Keep the grass mowed and the leaves raked. If the front door needs painting or fixing, be certain to take care of that before showing your home.
The next vital step is de-cluttering your home. A staged home not only shows the home, but also shows the homes space. Pack the knickknacks up and remember less is more. Also and family pictures need to be packed away as well. When a potential buyer comes to view your home, they need to be able to visualize them and their family living there. Even though your family pictures are personal and meaningful to you, they need to be out of sight when a potential buyer comes knocking. Let the buyer visualize their family pictures on the bare walls.
A clean home is a must when staging your home. Make certain the carpets are freshly vacuumed. If need be, this is the time to steam clean those carpets. The carpets should look as close to new as possible.
De-cluttering the kitchen in very important when staging a home. The kitchen is an asset that is important to most home buyers. If you have counter space, show it off. Put away any small appliances so the counter space can be noticed. If you have a coffee pot, a toaster and a mixer out now, pack everything but the coffee pot. Let the counter be free from clutter.
All bedrooms should have a bed in a staged home. A makeshift bed can be used in a pinch and without having to spend extra money on an unneeded bed. Pile boxes, empty or full, in the shape of a bed. Cover the boxes with a comforter, and add pillows. You then have the perfect makeshift bed.
Do away with about half the furniture you currently have. Sometimes rental furniture is brought in depending on the situation. You want to only use neutral colors. People can relate to neutral colors. Nothing to flashy should be used when staging a home.
Fresh flowers should be placed in certain areas of the home. Never use fake flowers always use fresh. Flowers should be placed in the foyer of the home. This is the place where potential buyers and real-estate agents converse and spend the most time.
Lights, camera, let your home take the spotlight! Your home is ready to bring your asking price and you will be ready to move on to bigger and better things in whatever life has to offer.
