Neighborhood: Maspeth

Maspeth is one of the most conveniently located neighborhoods in Queens, New York. Not only is it right on Queens Boulevard, with access to the subways and express buses to Manhattan, it is also next to the Brooklyn Queens Expressway and Grand Central Parkway. It is a neighborhood of mostly one and two family homes and pre war apartment buildings. Grand Avenue is the main shopping district and Queens Center Mall is just a few minutes east on Queens Blvd. The public schools are under the New York City Board of Education and there are private schools associated with many of the churches in the area. If Maspeth appeals to you as a place to live, take some time to come and explore the neighborhood. Try to come on a work day, early in the morning and commute to your job from here, see if it is convenient for you and get the timing right, but do it during rush hours. Things are very different off peak hours.

Living in Queens gives you a lot of different employment options. Commuting to Manhattan is an easy trip, just a matter of minutes and Queens itself offers employment in many industries, including entertainment and manufacturing.

Maspeth has one of the best parks in Queens right at its back door. It is not the biggest, being just over 55 acres, but there is plenty to do with baseball and softball fields, handball courts, bicycling and a wide lawn perfect for flying kites. Can vouch for the winds that come through the park, epically in Spring, The park is very well maintained, with a staff on hand all during opening hours. Parks in New York close at dusk, unless there is something special going on.

There are many churches of different denominations in Maspeth and this is an important factor for many people in choosing a place to raise a family.

Lets take a look at what is available in Maspeth today. This is a small sample, but will give you a good idea on the scope of the properties that exist in Maspeth.

There are some apartment buildings that have been converted into co ops. A 2 bedroom co-op will go for about $250,000, a bit higher than in other parts of Queens, but there are not that many available here.

An attached brick home with 3 bedrooms will start at about $470,000. If a large back yard is not important to you, then this is an option you should consider. Actually the rooms in an attached house are bigger than in a detached house simply because it takes up the whole width of the property, without leaving room for a driveway. So if an attache brick is on a 20 foot wide lot, the rooms will be 20 foot wide, minus the with of the brick. Another advantage is in reduced heating cost. If your house is in the middle of a row of attached houses, you share the heat with the adjacent homes. And the wind will not hit you on all four sides.

Cape Cod houses are unusual in this part of Queens. They do not look like what we normally think of as cape cods, more like a bungalow style, with and extra bedroom in a converted attic. They will start at about $500,000

A semi attached one family home will start at about $600,000. There are a lot of semi-detached homes in Maspeth. The one drawback to a semi detached home is the fact that you will have to share a party drive, and that can lead to tension between neighbors.

A fully detached one family home will start at about $620,000.
