Having live in Moorestown, New Jersey for nearly twenty years, I think that I know, by now, nearly each and every real estate agent in our quaint, Quaker-founded community in southern New Jersey. Despite being burdened by the highest property taxes in the country, New Jersey is a highly sought after state: it's very close in proximity to New York, Pennsylvania, Delaware, Maryland. Its school districts for the most part are very good to excellent. It has always had a fairly stable economic environment as well, and is home to some of the nation's top universities and medical facilities. What's not to like?

Moorestown is one of those quiet, under the radar towns that, somewhat to its own residents' surprise, received national attention in 2005 when Forbes Magazine named it the top town in America in which to live. There are many things to like about Moorestown: its truly excellent school district, the wide range of homes that have a pretty good, across the board price range, its wonderful recreational facilities and programs, its open space, its charming Main Street retail and business district, and a blooming Lenola retail/business district as well.

Professionally and socially, over the years I've met a number of real estate agents whose services I would not hesitate to use personally. Consider these agents if you're looking at Moorestown real estate:

1. Louise Carter, B.T. Edgar & Sons. 856/235-0101. Mrs. Carter is, in my humble estimation, hands down the very best real estate in all of Moorestown. Impeccably groomed, well-spoken, yet tough as nails when she needs to be, Louise also has that rarest of qualities: she keeps her mouth shut. She is also extremely bright, honest, and if anyoen can sell a house, it's Louise Carter. (So it's been said by other agents in town as well!) Unlike many agents who freely blab on about a client's personal or financial situation, Louise wisely divulges nothing but what is necessary and in the best interests of her clients. It's not that she withholds information. She doesn't spread your personal life, gossip, or speculate on anyone's current financial state of well-being (or not). She has been in Moorestown real estate for over twenty-five years, knows the community and neighborhoods extremely well, insists on being present every time your house is shown by another agent to put its best face forward, is quietly and truly a 'steel magnolia' presence at the settlement table and is, hands down, the one and only agent with whom my family would recommend unequivocally in Moorestown, New Jersey. Simply put: Louise Carter is the best agent in town.

2. Karen Milligan, Prudential Fox Roach. 856/23400011. We first met Karen in the transaction on our first house here. She was relatively new to Moorestown, but liked the area and worked very, very hard to not only familiarize herself with the township, its neighborhoods and 'people of note', she joined every organization that she could in order to get her name out there. She's succeeded in that quite well, having served as an officer in a number of business and charitable organizations in Moorestown. More importantly, she has a proven track record as an agent who can sell Moorestown property and now knows the area like the back of her hand. I'd recommend Karen.

3. Kate Morra, Weichert Realtors. 856/235-1950. Kate has been in the real estate business as an agent for over twenty years, and is married to a builder, so she also knows the construction side of the industry. Unlike Louise and Karen, selling real estate isn't the family's primary means of putting food on the table. She is honest, personable, has a good history of sales in town, and also presents an interesting sidebar: If you're interested in new construction, she's married to a pretty good builder with whom you can work. I like Kate a lot as a person as well. Also high five recommendation to her as well.

Moorestown is a township full of the wives of executives, physicians, dentists, lawyers, etc. Many have taken and passed the real estate exam as a way of keeping themselves busy when their children are grown, or of having a way of making 'their' own money, or contributing to the family's financial well being by selling real estate as a part time job. A great percentage of these individuals working part time know very little about the financial side of the real estate industry, and are in it almost for a 'social' set. Before you work with any realtor in Moorestown, find out how long they have had their license, how many homes they have actually sold and how many they've listed, and if they've been given a 'top seller' designation within their agency. If you don't like the answers that you receive, please, run, don't walk, to one of the three agents I've listed above. If you use the 'wrong' real estate agent, especially in this market, it can spell disaster for you in many ways. You'll spend too much on a property, you'll end up living in an area that may not be best suited for you and your family, you may be located too far from the town center, or too close to the town center - all of which don't have quick fixes, unless you're willing to move AGAIN a few miles one way or another. Selecting a highly competent real estate agent, particularly in the current market, should be the very first thing you do if you're considering buying - or selling - in Moorestown, New Jersey. The three agents I've recommended are truly the best in town.
