1.Don't make an offer on a house without a pre-approval. Being pre-approved is an absolute must when you're buying a house. You want to know ahead of time what your mortgage payment is going to be, so you don't get in over your head on payments. Likewise, you want to look within your price range, so you don't fall in love with a house you realistically can't afford. Avoid disappointment!
2.Have a home inspection. A good home inspector can point out potential problems with the house you are buying. While a home may look great, and suit all of your needs, you want to make sure the structure of the home is in good shape, therefore saving you sometimes thousands of dollars repairing a problem that you got yourself into.
3.Don't think there is only one house for you. Don't overpay for a house that you've fallen in love with. While it might be a great house, if it's overpriced or above your comfort level on mortgage payments, keep looking. There are other houses out there that will give you what you need for requirements.
4.Consider your long term needs. Are you planning on living there for 5 years or 50 years? Think about that when you're buying a home and make sure the home meets what you want it to for either your long term, or short-term life.
5.Know total costs involved. There are several costs involved when you're buying a home. Closing costs, inspection costs and appraisal costs are just a few. Have a good mortgage broker work with you, and explain all costs involved and what to expect. It's not fun if you find your perfect house, only to realize you can't afford to buy it with upfront costs! If you know your total costs ahead of time, sometimes they can be rolled into your loan if you are short on upfront funds.
Knowing what to expect and doing homework prior to buying is the only way to go. Buying a house is a major purchase, and you don't want to get in over your head! Typical loans run for thirty years, which is a long time if you're struggling to make the bills!
