Mold Prevention in the Home

Mold in the home can cause property damage and serious health problems, and it is expensive to remove. There are tests available to sample for mold, but once it is visible there is no need to conduct any tests. Only allow professionals to take mold samples. These professionals should be able to explain protocols, sampling methods and understand how to decode the results of a mold investigation. Any renters who notice moisture and humidity indoors should inform their landlord or realtor immediately. The key is to prevent mold from growing in the first place because once it is appears it will only spread.

Prompt action will prevent mold from growing in the house. Clean up spills and leaks within 24 to 48 hours. If water is left longer than that mold will form. Dry all condensation off of pipes, windows and walls. Insulate water pipes and cold surfaces, and reduce the humidity levels if necessary. Indoor humidity should remain below 60 percent, although 30 to 50 percent is preferable.

Indoor humidity levels can be determined by using a moisture meter or humidity meter. They are small and economical devices that can be found in most house ware or hardware stores. The cost usually ranges between 10 to 50 dollars. Bathroom fans, exhaust fans and ceiling fans all help lower humidity. Central heat and air as well as increasing indoor temperature are also effective deterrents to humidity. If humidity levels remain high after trying other methods, it may be necessary to buy a dehumidifier in order to prevent mold from growing in the home.

Keeping the gutters clean and repaired is an effective method for keeping excess water away from the house. Landscaping so that the ground slopes away from the home will draw the water away from the foundation and prevent mold from growing. It is also important to make sure that all air conditioning equipment such as drip pans and drain lines are clean, free of obstructions and in working order. Make sure that all combustible appliances such as stove, kerosene heaters and dryers vent outdoors. These produce condensation and will increase humidity if they are not properly vented.
