Typically, mortgage brokers will take down all of your personal information that will show what type of home loan you are seeking. They can tell you what type of amount you will most likely be approved for as well based on the financial and credit information that is gathered. Mortgage brokers generally will do the pre-approval process and you can submit all of your documents and verification papers to the broker. The broker is responsible for explaining all of the legal documents and ins and outs of the process and will give all of your application documents to the lender.
During your search to find a mortgage broker, you should seek referalls from family, friends, church members or a trusted real estate agent. You will probably find many mortgage brokers in your area and like many professions, some are out to tell you what you want to hear and increase their earnings. You will definitely want to ask the potential broker what types of loan institutions they work in cooperation with.
Mortgage brokers are paid differently from broker to broker and situation to situation. Some brokers charge a flat rate that the customer will pay and some will charge one percent of the mortgage amount that you are approved for. This fee is usually added into your loan amount and you will not be required to pay the fee out of pocket right away. Either way, the customer is usually responsible for paying the mortgage brokers service fees. When searching for a mortgage broker, ask how they choose to be compensated.
